Encouragement for Sellers whose properties have been on the market a long time

1.  DON'T PANIC!
Take a rational look at your local market.  Be a smart seller and recognize that buyers are more cautious today than ever before.  They are looking at more homes and looking for more value in the home they do purchase.  That means that sellers have to be more competitive, flexible, aggressive, and do a better job of merchandising to generate offers.

2.  RETHINK YOUR MARKETING PLAN
There is always more than one way to market your property.  Talk with your real estate professional and jointly come up with an aggressive program - then, act on it. 

3.  GET CURRENT COMPARABLE SALE INFORMATION IN YOUR LOCAL AREA
Check out the homes that are selling.  Your real estate professionals (Sue and Ken and their staff) will do the work for you so you have the most current information for our local Amarillo market.  Your home must be priced to meet today's market or all the other elements of your marketing plan won't matter a whole lot. 

Price + a clean and decluttered property will go a long ways in selling your home.
